Motherlode Co-Packing occupies a 50,000 square foot facility which inconspicuously sits just off of I-25 in Hudson, Colorado. As if blessing the world’s tastebuds with its all-natural barbecue sauces, hot sauces, andBloody Mary mixes wasn’t enough, Motherlode executives pivoted their business model to help other companies expanding into co-packing and private labeling. The commercial real estate that they call home sits 30 miles North-East of Denver and houses hot-filled bottling lines, test kitchens, product testing labs, dry-ingredient batching room, ambient and refrigerated warehouse space, a conference room, and administrative offices.
It makes sense that standing seam metal roof over Motherlode’sFDA/HACCP/SQF approved space needs to perform well. So, when their roof began to show signs of aging and failure, they knew something needed to be done.
After connecting with Titan Applicators LLC, the solution was Pro-Tech Products’ AC-6300 – an Aqueos Acrylate Protective Coating system.
We have a saying at Titan Applicators, “Mother Nature might like to travel but there’s no doubt she’s a Colorado Native,” and the metal roof over Motherlode Co-Packing fell victim to her abuse. The weather inColorado brings rain, sleet, hail, and snow – sometimes in the same day! If you take those conditions and compound them into 10, 15, or 20 years, commercial roofs in Colorado take one heckuva beating.
“The condition of the roof at Motherlode was pretty typical for what you would find on a metal roof of that age,” explained Jake Kluge,Titan Applicators Co-founder. “Gaskets and sealants were deteriorating, the seams were in rough condition, and screws were backed-out.”
Metal roofs can last the better part of 20 years but, like any roofing material, they become weaker over time. The miles of seams where the metal roofing panels overlap, along with the thousands of fasteners holding the panels down, can become loose and compromised from years of expansion and contraction. Sealants and gaskets can wear down and corrode from UV exposure over time, which can lead to potential roof leaks. Flashings, roof edges, expansion/control joints and other roof terminations can begin to crack, split or separate.
In spite of all of that, most metal roofs are prime candidates for fluid applied restorations and Motherlode was no exception.

The Titan Applicators crew began preparing Motherlode’s roof by power washing it with a Pro-Tech cleaning concentrate that is 100% biodegradable.This process effectively removed dirt and other surface contaminates which would inhibit adhesion. Next, they secured loose fasteners and replaced other fasteners that showed signs of compromised or deteriorated gaskets. Prior to the coating application, the team used a reinforcing 3-course system on all seams, curbs, fasteners and penetrations. The 3-course application uses a reinforcing fabric between layers of coating which increases the durability of to areas most susceptible to structural movement. Finally, a white topcoat was applied at a rate for a 10 year warranty thickness.
Coatings can stop leaks and helps extend the life of roofs like that over Motherlode Co-Packing. “Our fluid-applied roof coating options are faster, more efficient, and a more economical alternative to roof removal and replacement,” Kluge said. “I have to believe that was the reason the guys atMotherlode chose to use us.”
